#1 Montclair on Center // 132nd & West Center Road, Omaha, NE

SALE: $31.3 million

Montclair on Center sold for $31.3 million. After securing the listing OMNE’s brokers began quietly marketing the property for sale per the Seller’s request. Within weeks multiple offers had been received, and the call for best and final offers was made. In the end, Chase Properties out of Cleveland, OH was selected and closed on the property in early December.

Blue Buffalo Building, Bellevue, NE

Matt Edney and Alex Epstein worked with AIC Ventures out of Chicago, Illinois on the disposition of this property, which attracted multiple, nationwide offers. The accepted offer from Stag Industrial REIT out of Boston, Massachusetts was procured by Epstein and Edney. This disposition, one of the largest in our industrial market in years, is an example of the strength of OMNE Partners’ nationwide relationships. Relationships that resulted in multiple offers for an off-market investment property. The sale closed in early February.

Embassy Plaza has high visibility and large floor plates, which made it the perfect opportunity and location for our client. Brokers, Marc Siemers and Eric Renner, worked with their client to secure a 125-month lease in this Class A building which closed in March.

Hi-Park Industrial Park consists of eight industrial flex buildings has a strong occupancy history and was 100% leased when sold. John was the lead agent for the property due to his relationship with the owner, as he and his co-listing agent represented the seller as leasing brokers for over a decade.

They started silently marketing the property for sale in 2020. The pandemic made finding buyers more difficult, a number of which, in the multi-million-dollar arena, opted out of the market. However, a buyer was found out of Ohio that wanted the property for a tax deferred exchange. The sale closed in early July.

Even with limited inventory of retail strip centers on the market, OMNE Partners was able to identify and close on this off-market property within 90 days from the initial Letter of Intent. The sale closed in November.

Alex Epstein and Matt Edney represented building owner, Union Bank & Trust, in the pre-leasing of nearly 45,000 square feet to Nelnet. The UB&T building is a class A 92,698 square structure in Heartwood Preserve, the newest and most premier office park development in Omaha. The lease closed in January.

The Exchange Bank building had sat with a first generation 14,600 sf vacancy for two years. OMNE Partners was able to represent the Landlord on a 12-year lease to fill the building with a cosmetic surgery clinic headquartered out of Seattle, Washington. The lease was signed in November.
